A narrative walkthrough:
Designing and building homes is our job and we do it wonderfully well. All our apartments and villas are designed by expert architects who have decades of experience in designing living spaces for the residents of Chennai city. We take real feedback from each successfully completed project and customer and incorporate the learnings into our next project - keeping what works and changing what doesn't - thereby perfecting it further. A huge amount of time and effort is spent in making sure that our floor plans are always spacious yet efficient, and every aspect of the project is visualized and well planned. For example, here's a narrative walkthrough of how we have designed a three-bedroom plan located in the second floor of Block D (apartment D-201):
Entrance & Lobby: The elevator stops at the second floor and you step out into a 5.5 feet corridor that has two huge open-to-sky spaces on the eastern and western sides, keeping it brightly lit and creating a tunnelling effect for fresh air to move in and circulate. Four apartments have their access from this corridor and each apartment has a small entrance foyer that bridges the entrance of the apartment with the corridor. In effect, the distance between two apartment entrances facing each other is more than 15 feet. This has been designed to create an atmosphere of privacy and exclusivity around each apartment while restricting the common area usage to reasonable limits. The entrance foyer has a granite seating area to one side with a concealed shoe rack beneath it and is flanked by varnished wooden pillars with a pergola in true ethnic architectural style.
Living: As you enter the apartment, you step into a living cum dining room of around 265 sqft area which in turn opens into an expansive balcony. The living cum dining area is lit and ventilated by the large balcony with its french doors and also through a second window which opens into another open-to-sky, thereby creating sufficient cross ventilation. The north-south orientation of the apartment ensures that while there is adequate sunlight, the occupant is not directly exposed to the perennially harsh summer sun from the east or west.
The floor is laid with a carefully selected premium-range vitrified flooring of 3'x3' size slabs with a paper joint finish, making the rooms look rich and spacious. In the middle, separating the the living and dining is a handcrafted made-for-LCS wooden oonjal (or traditional swing) that also doubles up as an additional seating area. The putty finished walls painted with subtle shades of cream complete the plush ambience of the main living and dining area.
Kitchen: The kitchen, a major functional area has been given extra attention in our design by making it more than 110 sqft with a three-side countertop and an east facing hob/stove area. With a niche earmarked for a separate kitchen shelf and fridge, the area above and below the countertops can be fully utilized with woodwork of the customer's choice. The attached utility area is ideal for washing and drying kitchen utensils and clothes. In fact, interested customers can even incorporate a concealed copper piping from the service to the kitchen which will enable them to store the cylinders in the service area thereby freeing up more below-counter space in the kitchen for other storage.
Puja: We have tried to ensure that each apartment has a separate puja area which is accessed through a small passage. This ensures privacy to the puja area as well as provides a means to peacefully perform one's rituals and oblations. For the not-so-religious, this can be converted into a compact and well hidden storage closet with an additional loft facility.
Bedrooms: The apartment has three big bedrooms with three attached baths. All bedrooms have been provided with two windows for lighting and ventilation and also with provisions for DTH, split AC and all other modern features and conveniences. Where possible, wardrobes have been pushed out in order to keep the room dimensions free and clear. We have also tried to ensure maximum privacy for bedrooms by making sure the doors do not open directly from the living or dining area. The expansive size of the bedrooms (one is 176 sqft, another is 136 sqft and another is 120 sqft) means that they open up the possibility for multiple uses (such as adding a cute sofa set in the master bedroom or a study table in the children's room) and adds to that sense of freedom and luxury.
Bathrooms: The bathrooms look premium thanks to the aesthetic choice of tiles used for wall cladding and flooring. The wall-hung closets with a concealed cistern certainly adds to the finish, not to mention the polished black granite countertop with a Kohler washbasin. The wet area is demarcated by a small dip in the flooring and the concealed diverter adds to the minimalist look of the rooms. The granite ledge above the closet creates a valuable space to store daily use products such as shampoo, bath oils etc while the area below the countertop is ideal to conceal the clothes due for laundry and other cleaning accessories.
Balcony: Finally, the large balcony which is accessed from the dining area also has a small niche for the dining wash basin. The rustic flooring and wall finishes enhance the aesthetics of the balcony and make it an ideal place to relax with family and friends after lunch or dinner. The balcony is also partially covered by the roof slab of the upper floor balcony, so that it can be enjoyed even during the rainy season - imagine watching the pouring rains while relaxing with a steaming cup of tea and hot bajjis south indian style!
What we have described above is just one apartment in this project. We do this exercise for each single apartment, and then go on to the common areas such as stilt floor car parking, lift lobbies, swimming pool deck, multi-purpose hall, gymnasium etc. Every area is examined intensely and the best is brought out through a rigorous process of drawing and redrawing of designs until perfection is achieved. This attention to detail and tireless effort in planning is one of the reasons why we have a reputation for offering well designed apartments with low common area and large usable spaces.
