As far as the residential development is concerned, multi storey apartments have been a run away success in Gurgaon & Dwarka as it is offering a community living culture with an enhanced lifestyle in the form of club, swimming pool, Fitness centres, Spa, Jogging tracks , cycling tracks â?? all these facilities with the same group housing complex.
    Last three years of real estate development in Gurgaon & Dwarka has witnessed the development of Places like Sohna Road, Golf Course Road and MG Road and areas surrounding these three places.
    Sensing that increasing number of people wanting to shift Gurgaon & Dwarka because of inherent advantages, Haryana Govt has taken an initiative to develop Gurgaon & Dwarka into a complete big city. The Govt has already formalised and approved Gurgaon - Manesar Master Plan 2021 and Delhi Master Plan for Dwarka which envisaged development of 58 new sectors in Gurgaon & Dwarka which will take total number of sectors to 115.
    The master plan 2021 proposed to cater to a population of 37 lacs from present level of 6 lacs. By making 14,930 hectares available for residential, and 1,404 hectares for commercial development, the new Gurgaon & Dwarka Master plan is expected to boost further real estate development in Gurgaon & Dwarka.
    New Master plan proposes to develop Gurgaon & Dwarka as a hub of SEZ's (Special Economic Zones) with the approval of 52 SEZs, the highest in any district in the country. As per estimates, nearly 34 per cent of Gurgaon & Dwarka agricultural land will be covered by these SEZs. These SEZ's are expected to generate ten lacs jobs. Some of the companies who have already received an approval for development of SEZ'S are Reliance, DLF, Unitech, BPTP, Raheja's, etc.
    The cheaper availability of residential land to the developers because of increased supply of residential land as per master plan has prompted them to offers residential apartments at drastically low prices.
    This appears to be a very good opportunity for the end users wanting to stay in Gurgaon & Dwarka. It is an equally good opportunity for the investors who have not been able to buy the property in Gurgaon & Dwarka during its first phase of development.
    In our opinion, any investment done in new residential sectors of Gurgaon & Dwarka with a time horizon of 3-5 years would reap substantial capital gain benefits to investors. The longer the property being retained, greater would be the capital gain benefits.
    We would like to inform you that DLF and Emaar MGF, the top developers of India, are expected to announce residential apartments (3B/R and 4 B/R) in these new sectors of Gurgaon & Dwarka in the next few days. Although the price per sqft is not known, however, it is expected that apartments are going to be in the range of Rs.55-70 lacs. The booking amount would be in the range of Rs.5-6 lacs. The project sites are in proximity to National Highway-8.
